REAL ESTATE COORDINATOR Position Description

POSITION SUMMARY The Atlanta BeltLine is the largest public infrastructure redevelopment program in Atlanta’s history that includes 22 miles of light-rail (streetcar) transit located in the Atlanta BeltLine corridor, 33 miles of trails, over 1,200 acres of new parkland, 46 miles of new streets and streetscapes, public art, 1,100 acres of brownfield reclamation, and the creation of more than 30,000 jobs and 5,600 affordable housing units in the neighborhoods surrounding the underutilized railroad corridor. The Real Estate Coordinator will be a key part of the Atlanta BeltLine, Inc. (ABI) Real Estate Team and will report directly to the Director of Real Estate. The primary focus area of the Real Estate Coordinator will be providing administrative support for the acquisition, disposition, and maintenance of real estate throughout the Atlanta BeltLine corridor. Specifically, the Real Estate Coordinator will ensure the timely completion of due diligence and asset maintenance by collaborating with internal and external stakeholders . A high level of coordination and communication with other ABI departments such as Design, Program Management, Community Planning & Engagement, Transit & Transportation, and Legal, is required. Furthermore, the Real Estate Coordinator will work with property owners adjacent to Atlanta BeltLine assets to resolve issues efficiently and respectfully. Overseeing ABI’s property management firm will also be required, as well as monitoring efforts of Atlanta BeltLine Partnership volunteers, and work crews from the City of Atlanta’s Department of Parks and Recreation. The Real Estate Coordinator must represent ABI in a professional manner in all dealings with citizens, patrons, developers and vendors and apply fundamental principles of ABI to daily activities, including but not limited to Equitable Development, Brownfield Remediation, job creation, economic development, historic preservation, art and street scape improvements, parks, trails, and transit. PRIMARY RESPONSIBILITIES    

Assist the Director of Real Estate with land acquisitions through coordination of due diligence efforts. Update ABI database of acquisition opportunities as requested by the Director of Real Estate. Coordinate with other ABI departments to obtain certain building and administrative permits from the City of Atlanta. Monitor existing lease agreements for timely payment, expirations, and any and all unique provisions.

Provide administrative assistance to the Director of Real Estate and team. Ensure real estate projects are properly filed, tracked, and coordinated with the appropriate stakeholders. Become primary interface with ABI Property Management contractor for maintenance of Atlanta BeltLine assets. Effectively handle maintenance issues as they arise by obtaining bids from qualified contractors, monitoring their work, and providing direction when necessary. Coordinate with other ABI departments and the Atlanta Police Department to address urban campers, dumping, and other illegal activities along the Atlanta BeltLine. Track special events and volunteer efforts on ABI-controlled assets via a shared calendar

SKILLS & QUALIFICATIONS Education:  Bachelor’s Degree in Real Estate, Business, or related field required. Experience and Required Skills:  A minimum of 5 years’ experience in land acquisition/development support, asset/property management, or related real estate field.  Excellent organizational skills with the ability to prioritize workflow.  Excellent written and verbal communication skills and interpersonal skills, especially in the area of communicating with a variety of stakeholders, including the general public, contractors, public sector employees, and developers.  Ability to efficiently complete all required tasks, issues, projects as outlined in this Position Description.  Proven experience working with MS Excel.  Experience with generating maps and graphics a plus.  Equivalent combination of education, training and experience will be given consideration.
