Notices Notice of Public Meeting and Complete Application Concerning a Proposed Official Plan and Zoning By-law Amendment TAKE NOTICE that the Council of the Corporation of the Town of Collingwood will hold a public meeting on Monday September 11th, 2017 at 5:00 p.m. in the Council Chambers, 97 Hurontario Street, Collingwood, to consider a proposed Official Plan Amendment and Zoning By-law Amendment under Sections 17, 22 and 34 of the Planning Act, R.S.O. 1990, c. P. 13, as amended. These applications are deemed to be complete submissions under Sections 22(6.1) and 34(10.4) of the Planning Act. The proposed Official Plan Amendment and Zoning By-law Amendment has been submitted for those lands described as Part of Lot 6, 7 and 8, Part of Lots 480 and 481 and Lots 366 and 367, Block F, Registered Plan 334, former Geographic Township of Nottawasaga. The lands are known municipally as 804 Hurontario Street, Town of Collingwood, County of Simcoe.

THE PURPOSE EFFECT of the proposed Official Plan Amendment is to re-designate the lands from the ‘Highway Commercial’ designation to the ‘Residential’ designation and designate the lands Low Density Residential. The re-designation will permit the subdivision of land to create a total of four new residential lots and one retained residential lot through the consent process. THE PURPOSE AND EFFECT of the proposed Zoning By-law Amendment is to re-zone the subject lands from the Highway Commercial (C5) Zone to the Residential Second Density (R2) and Residential Second Density Exception (R2-E) Zone. The effect of the proposed Zoning By-law Amendment is to permit a reduction of lot frontage on a portion of the lands from 15.0 metres to 11.5 metres. The east portion of the property to be re-zoned R2 is proposed to be severed to create one semi-detached lot and the west portion of the property to be re-zoned to R2-E is proposed to be severed into four (4) lots for the development of single detached dwellings. ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Official Plan Amendment and Zoning By-law Amendment. If you wish to be notified of the adoption of the proposed Official Plan Amendment, or of the refusal of the Official Plan Amendment, you must make a written request to Ms. Brenda Clark, Clerk, County of Simcoe, 1110 Highway 26, Administration Centre, Midhurst, Ontario L0L 1X0. Any appeal of the proposed Official Plan Amendment must be made to Ms. Brenda Clark, Clerk County of Simcoe after the County of Simcoe has rendered its decision on the matter. If a person or a public body does not make oral submissions at a public meeting or make written submissions to the Town of Collingwood before the proposed Official Plan Amendment is adopted, the person or public body is not entitled to appeal the decision of the Council for the Town of Collingwood to the Ontario Municipal Board. If a person or a public body does not make oral submissions at a public meeting or make written submissions to the Town of Collingwood before the proposed Official Plan Amendment is adopted, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to add the person or public body as a party. If a person or a public body does not make oral submissions at a public meeting or make written submissions to the Town of Collingwood before the Zoning Bylaw Amendment is passed, the person or public body is not entitled to appeal the decision of the Council for the Town of Collingwood to the Ontario Municipal Board. If a person or a public body does not make oral submissions at a public meeting or make written submissions to the Town of Collingwood before the Zoning Bylaw Amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
