DEAR OHIO A message from the P resident Dear Ohio CCIM Designees & Candidates: I would like to begin with a simple Thank You for your continued support of the CCIM designation and of the Ohio CCIM Chapter. I know there are many organizations that support commercial real estate professionals, but I am a firm believer that the Certified Commercial Investment Member (CCIM) designation is one of the strongest groups in the business. This letter serves as mid-year update for the Ohio CCIM Chapter which has been active across the state in 2014 providing networking and educational opportunities to our members. From an education perspective we have provided a Resimercial Course and a CI-101 class that had 23 attendee’s, one of the largest classes we have ever had. Additionally, we have had a Legislative update in Toledo in which we had over 20 attendees, a Legislative Update for Cleveland and then a Commercial Real Estate Financial Course in Cincinnati on June 24th that had 18 attendees. The legislative updates were provided by Paul Glass and Scott Williams from the Ohio Association of Realtors (OAR). The Ohio Association of Realtors and the Ohio CCIM Chapter have worked hard to reconnect to create a closer connection for information sharing of resources. The Legislative Updates are one initiative that we have tried to incorporate this year in order to further connect our members to OAR. OAR will be providing two additional Legislative Updates later this year in Columbus and in Cincinnati. The Ohio CCIM Chapter has also participated in a Central Ohio Market Forecast and took part in a Region 7 day at Keeneland for a day of horse racing. The Ohio Chapter had over 40 members participated in a day of networking with other CCIM candidates and designees from Kentucky, Indiana, and Tennessee. Just a reminder that we will be hosting a CI-103 Course in Cleveland on July 14-17th. We had 5 members from the Ohio Chapter attend the Mid-Year CCIM Meetings in Nashville, TN where we pinned two new members to our chapter. We would like to welcome our two newest Designees who were pinned: Michael Flak from Valbridge Property Advisors in Akron and Mark Jarvis from Yocum Realty in Wapakoneta. Congratulations to both Mark and Michael!

We would also like to announce that the scholarship winner for the John J. Frank, Jr., CCIM Endowment Scholarship was Taylor Vickery a CCIM candidate who received a $1000 scholarship towards any CCIM course. Lastly, just a reminder that the Annual Meeting will be held October 17th 22nd in Los Angeles at the Westin. The deadline for portfolio submission is August 4th and the deadline to register for the exam for the Oct. 17-21st meeting is September 19th. The Ohio CCIM Chapter provides the highest quality marketing and networking opportunities, services, and education to enhance our member’s ability to conduct business successfully. CCIM Designees, Candidates, as well as any other interested commercial real estate professionals are welcome to join the Ohio CCIM Chapter. The Center for Balanced Living, a free standing non-profit started by Laura Hill, CEO and Cheryl Ryland, CFO in 2000 was content and happy to be leasing space in a beautiful wooded, campus setting, ideal for our clients and staff. In the spring of 2013 we learned our landlord was selling the property. It was destabilizing for us at first but in retrospect provided the impetus for change we needed. Once it was decided we would like to purchase a building the next step was meeting with lenders. We met with 6 lenders all who said our financials looked great and their rates were low. The terms looked favorable. Having done our due diligence financially we began looking for a new permanent home. In July we found the perfect building for our growing needs set in a wooded, serene area. It is a 3-story building with stone walls, cedar siding, beautiful oak trim throughout the interior. The building had been maintained meticulously and the layout was almost custom made for our program needs. With contract in hand we went back to our lenders, secure that we would have many suitors. As all too often happens, the devil is in the details and one by one the lenders terms/offers/conditions were not as favorable as the proposals. One small, independent bank made promises of what they could do for us but in the last hour their loan committee proposed terms very different from the promise. It looked like our perfect building was slipping away. Our real estate agent, Andy Mills CCIM, a former board member, and staunch advocate for The Center introduced us to Leslie Biskner, CCIM at CBS. I remember my first conversation with Leslie trying to hide my anxiety, disappointment and fear that we were not going to meet the purchase agreement terms and would lose our new home. Leslie said, don’t worry, I am used to coming in at the last minute and we will get this done. It was literally 72 hours later we had a proposal from CBS with terms that were better than any of the previous 6 lenders. The rest is history. The Center for Balanced Living closed in March 2014. The Center for Balanced Living is proud to call CBS and Pathways,the lead credit union, our business partner and friend. I don’t give testimonials lightly, CBS is deserving of my praise!.
