2 . Have t he most Reviews and Past Sales in your zip-code. Make sure you claim all of your

past sales or t hey won't show up. Actively source reviews from all past clients but don't buy t hem because you will get caught and banned for a year.

3 . Have t he best prof ile in your market or c hange markets. Don't get an EGO about being

close to your home, if someone has a better prof ile t han yours in t he same Zip-code, you are driving leads to t hem by spending in t he same Zip-code unless you have an extremely dominant share of t he voice.

4 . No contract is required to use Zillow, but if you spend $5,000 or more per mont h do a

contract and you will get an additional ad spend bonus.

5 . If you spend more t han $3,000 you can use more t han one lender, donʼt get greedy, t he

lenders need to make a living if t hey are going to continue spending wit h you.

6 . Split ever yt hing wit h a good lender. Use someone t hat prioritizes you so t hat you can

maximize ef f iciencies.

7. Use a 10-day conversion plan to follow up on leads. Most leads conver t between day 2

and day 7.

8 . Hire an ISA ”Internal Sales Associate” to help you delegate your leads when you're

over whelmed. Do not use t he free ser vice Zillow of fers it ʼs not as good as an ISA .

9 . Don't worr y if t here are a ton of people spending in your market, just make sure t hat

your share of t he voice is at least 100% and you will get most of t he leads. A percentage of ever y dollar spent wit h Zillow pays for google ad spend or like kind marketing, t his marketing drives more buyers to Zillow, and t hese buyers will all be pushed over to t he showcased agents wit h t he most voice.

10 . Review your ad-spend per Zip-code weekly t hings are c hanging constantly and if you
