2017 ist für Hamburg ein Jahr der Superlative. In der Elbmetropole wurde im Januar mit der Elbphilharmonie auf einem ehemaligen Kaispeicher eines der spektakulärsten Konzerthäuser der Welt eröffnet. Der Kaispeicher war in den über 100 Jahren seines Bestehens ein Symbol der Hamburger Kaufmannschaft und erlebte nun die Transformation zum Kulturtempel. Durch die Verschmelzung des alten Kaispeichers mit dem modernen Glasaufbau steht die Elbphilharmonie für die Zukunftsfähigkeit Hamburgs und ist das neue Wahrzeichen unserer Stadt.

2017 is a year of superlatives for Hamburg. With the Elbphilharmonie, one of the most world’s most spectacular concert halls was inaugurated in the Elbe city atop a former port warehouse in January. For more than 100 year, the so-called Kaispeicher A was a symbol of the Hamburg’s merchants and their trade. Transformed into a temple of culture, it has been reborn as a new icon. Fusing the old brick brick walls of the port warehouse and the modern glass construction of the concert hall, the Elbphilharmonie is the architectural symbol of Hamburg’s future viability and new landmark of the city.

Und als wäre die Elbphilharmonie nicht Superlative genug, startet mit dem European XFEL jetzt ein Wissenschaftsprojekt, das in der Welt seinesgleichen sucht. Das 11 Nationen Projekt mit dem finanziellen Aufwand von zwei Elbphilharmonien schafft die Basis für neue Erkenntnisse unter anderem für die Erforschung von Krankheitsprozessen und die Energieforschung. Weitere Forschungsinstitute, insbesondere aus dem Bereich der Fraunhofer Institute, werden zusätzlich aktuell neu gegründet oder ausgebaut.

And as if the Elbphilharmonie were not superlative enough, the European XFEL is now launching a science project that is unrivaled in the world. With investment volumes twice as high as the Elbphilharmonie’s ones, the project of eleven state will create the basis for new discoveries, including, inter alia, revelations on disease processes and on energy research. Further research institutes, especially from the Fraunhofer Society, are currently being newly founded or expanded.

Während sich die HafenCity langsam ihrer Vollendung nähert, sind mit der Mitte Altona, dem Hamburger Deckel oder HamburgOst neue Projekte entstanden, die das Bild der Stadt verändern und die urbane Qualität steigern werden. ahnbrechende Erfindungen haben schon immer die Welt verändert. Allerdings brauchen auch die schlausten Köpfe ein unterstützendes Umfeld, um neue Ideen zu entwickeln und umzusetzen. Hamburg bietet dafür beste Voraussetzungen. Innovationen und die daraus entstehenden Arbeitsplätze bilden die Basis für ein gesundes Wachstum der Wirtschaft und Wissenschaft Hamburgs. Die Hanse­ stadt hat daher gute Chancen, eine der Innovations­metropolen in Europa zu werden. European XFEL – Forschungsanlage der Superlative

2017 eröffnet in der Metropol­re­gion Hamburg eine unterirdische For­ schungs­anlage der Superlative: Der European XFEL erzeugt ultrakurze Laserlichtblitze im Röntgenbereich – 27.000-mal in der Sekunde und mit einer Leuchtstärke, die milliardenfach höher ist als die der besten Röntgenstrahlungsquellen herkömmlicher Art. Die 3,4 km lange und 1,5 Milliarden Euro teure Anlage, die vom DESYGelände in Hamburg-Bahrenfeld bis in die schleswig-holsteinische Stadt Schenefeld verläuft, eröffnet völlig

neue Forschungsmöglichkeiten für Naturwissenschaftler und industrielle Anwender. Erforscht wird beispielsweise, wie komplexe Bio­­ mo­ leküle oder Werkstoffe auf atomarer Ebene zusammengesetzt sind. Oder das Verhalten von Materie unter extremen Bedingungen, was etwa die Fusionsforschung zur zukünftigen Ener­gieerzeugung auf der Erde vorantreiben könnte. Elf Länder sind am European XFEL beteiligt. Deutschland (Bund, Hamburg und Schleswig-Holstein) trägt 58 Prozent der Baukosten. Russland übernimmt 27 Prozent und die anderen internationalen Partner zwischen einem und drei Prozent der Baukosten.

Ma­ri­timen Forschungszentrums (DMFZ). Zudem wird die Grundfinanzierung der Fraunhofer-Gesellschaft um 60 Millionen Euro erhöht. Die Stadt führt darüber hinaus Gespräche über die Aufnahme Hamburger Institute in die FraunhoferGesellschaft, die sich auf Nanoforschung und 3D-Druck spezialisiert haben.

Innovation, and the jobs created thereby, form the basis of Hamburg’s healthy growth in economy and science. The Hanseatic city is thus well up to come one of Europe’s leading centres of innovation.

the best conventional X-ray radiation sources. The 3.4-km long underground X-ray laser, built at a cost of EUR 1.5 billion, extends from the DESY site in Hamburg-Bahrenfeld to Schene­ feld in Schleswig-Holstein and opens up entirely new research opportunities for scientists and industrial users. Particular research emphasis is placed on the assembly of complex biomolecules or materials on atomic scale.

European XFEL – an outstanding research facility

Eleven countries are taking part in XFEL. Germany, i.e. the Federal Government and the states of Hamburg and Schleswig-Holstein, will cover 58 per cent of construction cost. Russia will be contributing 27 per cent of funds, leaving the remaining partners to pay for one to three per cent of the total volume.

This year will see an outstanding research facility to open in Hamburg: the European XFEL. It generates ultra short X-ray flashes – 27,000 times per second and with a brilliance that is a billion times higher than that of

German government support The German government will provide additional fund for the expansion of research in Hamburg and the Hamburg Metropolitan Region. Apart from funds to be paid by the city, around EUR 9 million will go towards the German Aerospace Center (DLR) and EUR 3 million towards setting up the Germany Maritime Research Centre (DMFZ). Basic funding for the Fraunhofer Gesell­schaft is to be raised by EUR 60 million to expand and conduct research in new areas that may also be of benefit for Hamburg. The city has already been conducting intense talks on integrating institutes in nanoresearch and 3D into Fraunhofer Gesell­schaft.

Hamburg hat sich als eines der beliebtesten Städtereiseziele in Europa etabliert. Insgesamt 6,3 Mio. Gäste sorgten im Jahr 2015 für 12,6 Mio. Übernachtungen (+5,3 Prozent). Für das Jahr 2016 wird eine Steigerung bei den Übernachtungen von 3 bis 5 Prozent prognostiziert. Die Zimmerauslastung lag 2015 in Hamburg im Jahresdurchschnitt bei 78,3 Prozent. Damit liegt Hamburg deutschlandweit auf Platz zwei hinter München (78,5 Prozent) und noch vor Berlin (76,4Prozent). Der durchschnittliche Zimmerpreis ist im Vergleich zum Vorjahreszeitraum um 2,8 Prozent auf 109 Euro gestiegen, der Ertrag pro Zimmer (RevPar) liegt in Hamburg bei 85 Euro (+ 2,2 Prozent).

Internationale Strahlkraft treibt die Nachfrage Rekordniveau bei Auslandsnachfrage: Die Übernachtungen aus dem Ausland konnten 2015 um 5,9 Prozent gesteigert werden und liegen mittlerweile bei 3,1 Mio. Übernachtungen. Der Anteil der Übernachtungen aus dem Ausland konnte damit auf 24,5 Prozent angehoben werden. Die Top 10 der wichtigsten Auslandsmärkte verzeichnen auch 2015 zum Teil kraftvolle Übernachtungszuwächse. Die meisten Übernachtungen aus dem Ausland konnte

Hamburg aus Dänemark verzeichnen (367.000, ein Plus von 12,5 Prozent im Vergleich zum Vorjahreszeitraum). Die Schweiz folgt mit einem Zuwachs von 8,9 Prozent und 309.250 Übernachtungen. Zu den Top 5-Märkten zählen außerdem: Großbritannien mit 278.000, Österreich mit 257.000 und USA mit 195.000 Übernachtungen. In Europa rangiert Hamburg damit auf Rang 11 hinter Metropolen wie London, Barcelona, Wien und München.

Spektakuläre Hotelprojekte Die Hotelbranche hat aktuell zahlreiche Gründe, ihre Aufmerksamkeit auf Hamburg zu richten. Investitionen in Hotelneubauten der Elbmetropole gelten als besonders sicherer Hafen bei der Geldanlage. Insbesondere im 4- und 5-Sterne Bereich wird in der Hansestadt gebaut. Zwei der architektonisch anspruchsvollsten neuen Hotels sind gerade in Hamburg entstanden. Obgleich gerade erst eröffnet, gilt das The Westin in der Elbphilharmonie nicht nur wegen seiner spektakulären Aussicht bereits als eines der neuen Aushängeschilder der Hamburger Hotellerie. Und die Eröffnung des The Fontenay Hamburg des Logistikunternehmers Klaus-Michael Kühne ist für den Herbst 2017 geplant. Für das Jahr 2017 sind bislang 16 Hoteleröffnungen geplant. Weitere sind in der Pipeline.

The newly opened Elbphilharmonie also significantly contributes to Hamburg’s enhanced national and international appeal. At the same time, Hamburg has still a lot to catch up in regards to international congresses, meetings, and the MICE segment. Thus, a corresponding need for congress and conference hotels can be derived, also covering the MICE sector. The demand for business travelers is equally high due to Hamburg’s excellent position and potential as Northern Europe’s economic hub. Booming duo: Leisure and business travel Hamburg has shaped itself into one of the most popular city destinations

in Europe. In 2015, a total of 6.3 million guests accounted for 12.6 million nights (+ 5.3 per cent). For 2016, an increase of 3 to 5 per cent is anticipated. Tourism is one of the most important growth industries of the Elbe city. The additional 631,000 stays nights in 2015 account for a total of 133 million euro in hospitality and gastronomy, retail, and culture. In 2015, the occupancy rate of Hamburg hotels averaged 78.3 per cent, placing Hamburg on second position behind Munich (78.5 per cent), and ahead of Berlin (76.4 per cent). The average room rate has risen by 2.8 per cent to 109 euro compared to the previous year. The revenue per room (RevPar) climbed by 2.2 per cent to 85 euro in Hamburg.

Gute Stadtentwicklung zeichnet sich durch einen progressiven Gestaltungswillen ebenso aus, wie durch die Gleichzeitigkeit verschiedener Entwicklungsstränge. Das gilt im Besonderen für die HafenCity: Europas größtes innerstädtisches Stadtentwicklungsprojekt ist in den westlichen Quartieren schon heute eine lebendiger, kulturell vielfältiger Lebensort für 2.800 Bewohner, Arbeitsort für circa 12.000 Beschäftigte in über 730 Unternehmen sowie Lernort für 5.000 Studierende.

Gleichzeitig ist die HafenCity auch eine eindrucksvolle Großbaustelle. Insgesamt sind derzeit neun Projekte mit rund 180.000 m2 BGF in Bau, darunter das letzte Grundstück im nördlichen Überseequartier, die große Baustelle Watermark, Freeport und Shipyard mit einem 70 Meter hohen Turmgebäude sowie die ersten Projekte im Quartier Baakenhafen. Drei Projekte wurden hier bislang anhand gegeben (exklusiv optioniert mit Planungsverpflichtung), weitere folgen in den kommenden Monaten: Neben einem gemeinsamen Präventionszentrum der beiden Berufsgenossenschaften BGW und VBG für das derzeit der Architektenwettbewerb läuft, realisiert das internationale PhotovoltaikUnternehmen Enerparc seinen Unternehmenssitz. Zum innovativen Gebäudekonzept gehören die Integration von Mitarbeiter-Startups sowie am­ bitionierte Nachhaltigkeitsstandards. Die OVG Real Estate GmbH realisiert zudem ein innovatives „High-Tech Smart-Building“ mit höchsten Digitalisierungs- und Nachhaltigkeitsstandards, das als neuer Beschäftigungsmotor verschiedenen Unternehmen ein herausragendes Wachstumsumfeld bieten wird. In den nächsten Monaten werden weitere sechs Grundstücke im Quartier Elbbrücken ausgelobt. Einzigartiges Hochhaus Ganz neue Wege geht die HafenCity auch an der östlichsten Spitze des Quartiers, unmittelbar an den Elbbrücken. Als neues, südliches Entree der inneren Stadt ist hier ein imposantes Hochhaus mit circa 200 Metern Höhe möglich. Als Nutzungen kommen Büro, Hotel, publikumsbezogene Nutzungen und ggf. auch Wohnen in Betracht. Das international herausragende Projekt wird derzeit ausgelobt und könnte noch bis Ende 2017 vergeben werden.

Good urban development is characterized by progressive creative drive as well as multiple synchronized strands

of development. That is especially true of HafenCity: In its western neighborhoods, Europe’s biggest inner-city urban development project is already a lively, culturally diverse home to 2,800 residents, a place of work for about 12,000 employees of more than 730 companies, and a center of learning for 5,000 students. At the same time, HafenCity is an impressive huge construction site. Overall nine projects with around 180,000 m² gross floor area (GFA) are under construction, including the final plot in northern Überseequartier, the major Freeport, Watermark and Shipyard building site with its 70-meter tower and the first projects in Baakenhafen neighborhood. A further 320,000 m² GFA or so will be added in 2017 when residential development gets under way at Strandkai, including two highquality residential towers (total of about 500 residential units), in the central neighborhood of Baakenhafen quarter and by Unibail Rodamco in southern Überseequartier. The latter project is unparalleled internationally not just on account of its intensity of mix and its sheer size: 23 percent of its floor area is for retail, with additional space for catering, entertainment, office and hotel accommodation plus approximately 1,100 homes and about 6,100 jobs. Ambitious concepts in the east Moreover in eastern HafenCity a highly urban center of innovation with excellent infrastructure connections is emerging. Planning is under way here for the latest in residential and office buildings with high sustainability requirements as well as for ambitious sus-

tainable mobility concepts. HafenCity’s easternmost and biggest neighborhood, “Elbbrücken”, alone comprises 560,000 m² GFA. It has the potential for 13,000 jobs and great possibilities as an attractive place to live, with about 1,100 homes. Three projects have been allocated here so far (exclusive options with planning obligations) with more to follow in the next few months: In addition to a joint prevention center for BGW and VBG, two employers’ liability insurance associations, for which the architectural competition is currently running, the international photovoltaic company Enerparc is building its new company headquarters. The integration of employee start-ups is a feature of the innovative building concept, which sets ambitious sustainability standards, too. In addition, OVG Real Estate GmbH is developing an innovative “High-Tech Smart-Building” to highest digitization and sustainability standards that is designed to be a new motor for employment and offer a range of companies an outstanding environment for growth. Six further plots in Elbbrücken neighborhood are due to come up for offer in the next six months. Unique high-rise HafenCity is breaking completely new ground at the easternmost tip of the neighborhood, right next to the Elbe Bridges. An imposing tower block, rising to about 200 meters, is possible here, forming a new southern entrance to the inner city. Uses under consideration include offices, a hotel, public amenities and possibly residential. The internationally outstanding project is currently out to tender and could be allocated by the end of 2017.
