Tenancy agreements are legally binding contracts. If you complete one you may have to honour the agreement and pay the rent for the fixed term of the contract. The contract will be between you and the private hall, not with your university or Manchester Student Homes.
Deposits and Guarantors Deposits must be protected in an official deposit protection scheme. A guarantor may also be requested. If you are an international student you may be asked to pay the full year’s rent at the start of the tenancy if you cannot provide a UK based guarantor.

The A+ mark has been awarded to Halls that excel in their practices and the services they offer to students in regards to anti-social behaviour and engagement as well as pastoral and welfare support. They have also agreed not to charge any booking fees.
International Friendly Providers offer a fair and transparent service to international students. Accredited Private Halls Accredited private halls are very similar to university halls of residence and have comparable features, facilities and locations. Living in a private hall shouldn’t mean you miss out on any of the experiences of living in university halls. Students at any university or college, in any year group can choose to live in a private hall.

• Have you received an unconditional offer? If not, don’t sign a contract or you will be liable for the rent until you find a replacement. • Some Halls of Residence will accept bookings on conditional university offers and will cancel the contract should your offer of study be withdrawn. Please check the various hall providers’ website for further information – this should also be stated in your contract. • Have you seen the hall? Are you happy with the location and the facilities?
• Budgeting correctly – How long is the private hall contract for? Is your budget based on a 52 week contract? • Find out when the first instalment is due – it will most likely be before your first student loan instalment. • Are you willing to walk/cycle? If not, how much are the bus/train passes? • Private Halls are bills inclusive but some may not include content insurance and/or TV licences. • REMEMBER to return your contract and/or reply to your booking acceptance email or your room booking may not be secure.
