New Commons Development, Vancouver, seeks energetic and committed Project Manager. New Common is an nonprofit real estate development company that works to create affordable housing and other real estate assets in partnership with the local community. New Commons Development has four key objectives: 1. Build a disciplined, nonprofit development company to scale 2. Increase the supply of affordable housing 3. Preserve and leverage community controlled real estate assets 4. Stengthen nonprofit partners independent development capacity You’ll be a part of our small but growing team with offices in Vancouver and Toronto. You will report to the VP Development and will work on projects located in Vancouver and the lower mainland. There may be some opportunity for occasional work and travel in Ottawa and Toronto. You will be responsible for project management, from conception through completion of first year warranty, of specific affordable multi-residential housing projects. You will need to be capable of managing multiple projects, staying organized and making sound decisions. You will be part of a growing nonprofit real estate development sector and will need to be comfortable learning and implementing new strategies and methodologies. What will you do? ¨ Assists VPD with project selection and feasibility analysis, including site visits and initial building review as needed. Works with A & E team to develop scope of work. Coordinates budget with Developers. Establishes development schedule for each construction project. Coordinates same with third parties and funding sources. ¨ Coordinates selection of, and supervises the work of, professional consultants from predevelopment through completion of construction. ¨ Administers and complies with requirements of project loans and grants; equity, and all required project permits. As needed, prepares and submits applications. Coordinates with appropriate New Commons staff regarding project progress, ensuring that co-workers have adequate notice in order to meet their respective responsibilities related to the project. ¨ Establishes mutual understanding of needs and issues between local partners and New Commons. Represents those needs and issues to staff, funders, public officials, professionals, and others in a professional manner. ¨ Administers the construction process, including: architect and contractors selection, contract execution, inspection of work in progress, monitoring of project budget, review and approval of change orders and requisitions, supervises clerk of the works and coordinates with other contractors and professional consultants. ¨ Coordinate the management of the project with project partners, clearly establish roles and responsibilities and provide good communication. ¨ Monitors overall progress of projects on Legal, Financial, Construction and Marketing/Management tracks.

NCD - Job Description Project Manager Page 2 ¨ Assists with interviewing, selection and hiring of project managers. ¨ Assists VPD with training of new hires. ¨ Assists VPD with issues both generally within the department and specific to a project, as requested. ¨ Serves as resource for project management questions. ¨ Ensures that electronic and paper files are maintained for each project. ¨ Concurrently manages 2 - 4 projects in pre-development, development and construction at any given time. ¨ Continues management of projects under first year warranty. ¨ Assists other project developers, VPD, staff, other community-based organizations and funders with respect to development issues that focus on the incumbent's area(s) of expertise. ¨ Participates with other staff and with appropriate Board Committees in corporate strategic planning and program development. Attends meetings of the Board of Directors as requested by VPD. ¨ Performs other tasks as reasonably required by New Commons management

What type of experience and qualifications should you have? ¨ Bachelor’s Degree required and postgraduate work or professional training in relevant field preferred. ¨ 4 – 6 years in development or construction related industry. ¨ Financial management (budgetary). ¨ Familiarity with legal documents used in development. ¨ Nonprofit affordable rental housing development a plus. ¨ Some knowledge of applicable housing programs and regulations and, federal, provincial, and local funding sources and project financing is perferred. ¨ Proficiency in Microsoft or Google Office (spreadsheet, word processing, presentations) products required, proficiancy with Adobe, Asana, and Slack helpful What are the essential skills for this role? ¨ Excellent written and verbal communication skills. ¨ Goal oriented self-starter who uses time efficiently. ¨ Ability to work effectively with a wide variety of people in a wide variety of positions. ¨ Excellent negotiating and decision making skills, focused on results. ¨ Well organized and flexible. ¨ Must be able to balance multiple priorities with sensitive timelines. ¨ Work well independently, as a team member and with partners. ¨ Ability to articulate problems and concerns as well as identify potential solutions to the same.
