A Word from Terry and Kim Pegula

W

hile the opening of HARBORCENTER has been a little more than two years in the making, it represents our passion for both the sport of hockey and the Western New York community, which dates back decades. Our passion was born in the early days of Sabres history, while watching the French Connection at the Aud, and it continues now as proud owners of this great franchise. When we purchased the team in 2011, we made a commitment to both build the Sabres into long-term Stanley Cup contenders and to contribute to the growth and development of downtown Buffalo. We’ve also made it a goal to significantly advance the sport that we love. In our first year of operation, we are pleased to welcome the NHL scouting combine, two IIHF world hockey championships, 20 new youth hockey tournaments, and several showcases and special events that will benefit our economy by creating an entirely new revenue stream. Our goal is to make Buffalo the development destination for hockey players and coaches of all ages and ability levels. We want athletes from Western New York and beyond to target HARBORCENTER as the premier place to maximize their ability level. In order to provide the necessary tools, our two hockey rinks and surrounding amenities are the best in the region. Our Academy of Hockey provides players and coaches with world-class instruction from top skill coaches, who have significant experience at the NHL, collegiate and junior levels. We are seeking to make Buffalo into the development destination for hockey players and coaches of all ages and ability levels. As we work to make HARBORCENTER into a one-stop development destination, IMPACT Sports Performance is available to provide area athletes with the training equipment and methods needed to prevent injuries and achieve a level of

physical fitness that will allow them to advance their game. The IMPACT staff have a proven track record of training professional, collegiate, and youth athletes and helping them to maximize their athletic potential. When we began to conceptualize HARBORCENTER, it became important for us to create a destination that extends beyond athletics and provides an experience for all to enjoy. We are very excited to open the doors of (716) Food and Sport, a restaurant that appeals to sports fans, families and all food lovers. Our dedicated team at (716) has created a one-of-a-kind menu that not only features our Western New York culinary favorites, but places a heavy emphasis on locally produced ingredients to both represent our area’s offerings and continue to support our local businesses. With an atmosphere that is second to none, we are ensuring that (716) is the place to be for all sporting events. One of our objectives as owners of the Sabres has been to honor the organization’s history. We get to do that in a special way, with our destination Tim Hortons Cafe and Bake Shop that honors the life and career of Tim. We are pleased to tell his story, his role in the early days of the Sabres franchise, and how he helped create coffee and donut shops that we have all come to love over the years. It is our goal to contribute to the resurgence of downtown Buffalo, and in 2014 that will be evident with our additions of retail and a full-service Marriott Hotel. We are very optimistic about the future of downtown Buffalo and proud to be able to play a role in its redevelopment.

s we open the doors of HARBORCENTER, we’re excited to play a leading role in continuing to transform downtown Buffalo’s Canalside district into a destination for all to enjoy. HARBORCENTER shows Terry and Kim Pegula’s commitment to our city and to the growth and development of the game of hockey. Terry and Kim are making a lasting impact on the long-term growth of downtown Buffalo, as well as the growth of hockey in this area and beyond. The Rinks at HARBORCENTER will play a key role in attracting people to downtown Buffalo. This year, The Rinks will be host to the NHL pre-draft scouting combine, the IIHF Women’s U18 World Hockey Championship, the IIHF World Sled Hockey Championship, 20 new youth tournaments that will serve players from ages seven to 17, and additional showcase events. The Rinks will be home ice for the seven teams of the Buffalo Junior Sabres Youth Hockey Organization, as well as Division I Canisius College and Division III Erie Community College. We’ve made a commitment to advance the area’s youth hockey programs with our Youth Development Partnership, which will be working with 17 area organizations this year. From our state-of-the-art film theater and classroom space to our innovative high-performance training facility that’s operated by IMPACT Sports Performance, this building is the new development destination for hockey players and coaches. Our Academy of Hockey offers both in-season and off-season programing to encourage and motivate each individual to reach their highest potential. It provides developing players with the world-class instruction they need to succeed. As the winter season arrives, we will be opening retail shops on the southwest corner of our complex, further making the Canalside district into a destination for all to enjoy. In the summer of 2015, we open our 205-room full-service Marriott Hotel, which again promises to be second to none. I

t’s a process that began shortly after Terry and Kim Pegula took control of the Buffalo Sabres on February 22, 2011. The Pegulas stood on the First Niagara Center balcony with Sabres chief development officer Cliff Benson. They looked out at Buffalo’s waterfront, an area that was about to undergo a significant redevelopment effort. As they continued to observe, their eyes became fixated on the large parking lot that was directly across the street from the Sabres’ front door. As Canalside development was kicking into high gear, that parking lot was about to become available for development. One year after the Pegulas began to dream of acquiring the site, Buffalo mayor Byron Brown announced that the city was accepting proposals to develop that 1.7- acre property known as the Webster Block. Benson led a group of Sabres officials to Washington, DC to view the Capitals practice facility, which is built on top of a parking garage, and form their idea. “We started with a fairly basic concept; a parking ramp with two ice rinks on top,” Benson recalled. “The hotel and restaurant were not in the picture. Then, Kim got involved and added a first-class Marriott hotel and a unique upscale restaurant. She took an interesting concept and made it spectacular.” Through the summer and fall of 2012, while the National Hockey League was in a lockout, Sabres officials met tirelessly with architects from Populous, an architectural firm and

developed an unprecedented design to incorporate all elements into a 650,000 square-foot complex. With a design that had not been attempted before, and a construction schedule that was extremely aggressive, Mortenson Construction crews began collecting soil samples almost immediately after the Sabres were selected to purchase and develop the Webster Block in August 2012. Once plans were finalized and permits were obtained, Mortenson crews began work in March 2013, with only 19 months until the scheduled opening. The site’s geotechnical information indicated that it needed to be excavated in order to eliminate 200 years of urban fill. Crews hauled out 36,801 tons of soil, needing 1,600 truckloads. Steel sheets were then driven into the ground around the perimeter of the property to keep the streets from caving in. H-piles were next, as they were placed 40 feet beneath the surface to bedrock. Once firmly in place, crews were able to pour the first layer of concrete, which would support the pile cap. The pile cap was paced on top of the newly placed concrete and, with the extensive foundation finally in place, crews began pouring the concrete that would make up the parking ramp. The process of pouring the parking ramp dominated the construction activity from September 2013 to March 2014. Shortly after the start of the new year, on one of the coldest days of the winter, the south tower crane raised HARBORCENTER’s 52,000 - pound ice plant into place on the fifth floor.

January 17, 2014, was another major milestone day. Concrete reached the everimportant sixth level on the south side of the building, where Rink 1 would be housed. Workers swung the first piece of structural steel into place, and once steel beams began popping up, progress was easy to see. Crews moved very quickly to install the steel portions of the ice rinks. As workers erected the steel, detailers would follow closely behind to ensure proper placement. Deckers were on their heels, welding the steel into place. In late March, the ice rinks really began to take shape. Crews began on the south end of Rink 1, laying decking and pouring concrete over top of it. The process continued across Rink 1 and onto Rink 2, until the concrete foundation was in place to begin installation of the ice systems. Construction of the ice system was especially difficult because of its location on the sixth floor. The starting point for installing the elevated system centered around completion of the structural floor and a survey of its tolerance. The next step was building a cross-sectional structure of the ice floor. Insulation was laid and topped with a waterproofing membrane. Next came support chairs for ice piping. Once those were complete, workers began installing the piping and encasing it in structural reinforcement. At this point, the first provisions for hockey nets were made. Crews installed inserts for the goalposts, which extend far into the floor to provide for stabilization of the goals during play. On August 16, 2014, installation of the ice system on both rinks was completed with the final concrete pour, finishing off the floor upon which water would be laid and frozen to create the ice surfaces. Meanwhile, milestones were being constantly completed on other areas of the project. Crews placed the final beam of structural steel on June 25, 2014. It was painted blue and gold and signed by all workers, along with Sabres and HARBORCENTER employees. Finishes continued to be completed on (716) Food and Sport restaurant. The restaurant’s construction began after the completion of the ramp and rink structures. Crews attached steel back to the garage to create the restaurant space. Plumbing, ductwork and specialty systems for food service were installed. Wall construction and overhead systems were completed with drywall, proper ceiling and flooring structure, and then the kitchen equipment was brought in. The restaurant’s three bars were completed, along with glass railings and booths. Finally, the 38 - foot video screen was brought in and installed to round out the 13,000 - square foot space. In a very short amount of time, thanks to a dedicated construction crew, a parking lot has become HARBORCENTER and made a major impact on development in downtown Buffalo. As the rinks, ramps and restaurants open, with the Marriott Hotel and retail space to follow, the commitment of Terry and Kim Pegula helps to develop the Canalside district as Buffalo turns the corner.

he Rinks at HARBORCENTER feature two NHL-size rinks that combine with First Niagara Center – home of the Buffalo Sabres – to make the only three-rink complex in the NHL . Both Rink 1 and Rink 2 are uniquely located on the sixth level. Rink 1 at HARBORCENTER has a seating capacity up to 2,000 people and is home to Canisius College, Erie Community College, and the Buffalo Junior Sabres Youth Hockey Organization. Rink 2 is located at the north end of the sixth level of HARBORCENTER and has a seating capacity up to 200 people. A wood truss ceiling showcases the rink’s interior design on the south end of HARBORCENTER’s sixth level. The rink is also outfitted for sled hockey play. The Rinks are complemented by a total of 6,100 square feet of locker room space, including nine ADA-compliant locker rooms and two referee rooms. Canisius College and 6

the Buffalo Junior Sabres (OJHL) have dedicated locker rooms on the sixth level that combine for a total of 2,350 square feet. The sixth level also contains two dedicated off-ice training locker rooms and the Academy of Hockey coaching offices. The sixth level at HARBORCENTER is highlighted by classroom and theater space that will be utilized by teams, players and coaches. The classroom has a seating capacity of 50 people and the theater has tiered seating for 40 people. A large screen with telestration capabilities enables coaches and players to accent teaching points over a moving or still video image. The state-of-the-art training facility operated by IMPACT Sports Performance is also located on the sixth level, which enables athletes to easily transition from on-ice to off-ice programs. certified and experienced in multiple disciplines. They have trained some of the world’s best athletes in hockey, baseball, football, basketball, boxing, MMA, tennis, track, soccer, skiing, swimming and lacrosse. Food and beverages will be served at two concession areas at HARBORCENTER. One concession stand is located on the sixth level and the other stand is located on the seventh level. The concession areas combine for over 1,000 square feet of space. The patented hockey training system, RapidShot, is located on the sixth level of HARBORCENTER. RapidShot automatically passes and collects pucks. It is known as, “The batting cage for hockey players” and is the only professional shooting system in the world that measures reaction time, shot accuracy and speed.

In order to build a one-of-a-kind destination on a relatively small plot of land, construction designs had to be efficient and creative. Construction time had to be quick. In just 19 months, HARBORCENTER has gone from groundbreaking to opening. It took a one-of-a-kind construction schedule to complete a one-of-a-kind facility.

The restaurant pays tribute to the life and career of Tim Horton, as well as the history of downtown Buffalo. This Tim Hortons restaurant offers many unique elements that make it a one-of-akind destination.

Tim Hortons has worked with the HARBORCENTER team to design a special logo that links the Buffalo Sabres mark with an original Tim Hortons logo. This special logo will be seen throughout the restaurant and used in product packaging. Within the restaurant, unique displays tell the story of Tim Horton, as both a Buffalo Sabre and a businessman, and how those paths crossed during his time in Buffalo. The restaurant itself is designed in a historic nature, with brick walls that remind patrons of Buffalo’s industrial history on the Erie Canal. Additionally, this Tim Hortons restaurant features

displays that tell the story of Buffalo’s Memorial Auditorium, the region’s hockey base from 1940 to 1996. Guests are able to sip coffee in unique Sabres-themed cups, surrounded by Buffalo history, while looking across the street at the former site of the Aud. In addition, Tim Hortons is the official coffee of The Rinks at HARBORCENTER, and is available in its sixth-and seventh-floor concession areas. Tim Hortons “Always Fresh” coffee is the only brand served at (716) Food and Sport, HARBORCENTER’s upscale, sports-themed restaurant, which occupies the first two floors on the adjacent corner at Scott and Washington Street.

he Academy of Hockey is dedicated to being the premier development destination for hockey players and coaches by providing a structured and specific program that encourages and motivates the individual to reach their highest playing potential. The development staff is lead by former NHL player and coach Kevyn Adams. As the Director of the Academy of Hockey, Adams aims to accelerate the development of players and coaches in Western New York, Southern Ontario, and beyond. Adams has assembled an expert staff with professional and collegiate coaching experience. Other lead coaches include director of goaltending Marty Biron and head development coach Adam Mair. The Academy of Hockey’s basis for all programing is education. The Academy’s programs are supported by Pillars of Development. The Pillars are a dedicated structure of programs that challenge players of all ages and skill levels to accelerate their development and achieve measurable success. The Academy of Hockey’s curriculum consists of In-Season, Spring and Summer development programs. The In-Season curriculum aims to supplement players’ development while they are with their traditional teams. The Spring curriculum is comprised of premier player development programs focused on players’ individual skill sets. The Summer curriculum focuses on preparing players for the upcoming season with individual skill and position-specific programs. IMPACT has six built-in racks that allow our coaches to effectively train teams or individuals. • TRX Suspension Trainer – TRX suspension helps deliver effective and efficient total body workouts that build strength, balance, flexibility and core stability for athletes of all fitness levels • Woodway Curve Treadmills – The Curve treadmill is fully athlete-operated. In others words, the athlete creates forces to move the frictionless belt using their own power. The Curve treadmill is unmatched in its ability to provide a workout that is biomechanically and metabolically similar to ground based running. • Woodway Force Treadmill – The Force treadmill works by tethering the athlete to the platform so they become the driving force of the frictionless belt. Resistance can be added to the belt, which allows one to maximize acceleration and speed training. The Force allows our coaches to measure speed and power output, so that we may quickly and accurately monitor the ability and progress of our athletes. • Wattbikes – Wattbikes are recognized as the top indoor bike for training and testing. The Wattbike system instantly records 39 parameters, including power output, heart rate, and quality of pedaling technique. Both air and magnetic resistance are available, which allows us to replicate any desired training from low intensity rides to maximal intensity sprints. • Versa Climbers – This cardio training machine uses a vertical climbing design to achieve effective whole-body conditioning. The versa climber has been clinically proven to burn more calories than treadmills, bikes or ellipticals. An additional benefit of this machine allows our coaches to modify weight bearing or loading on joints and soft tissues. • Keiser Performance Trainers – This trainer is a highlow pulley system that provides pneumatic, or air, resistance for a wide variety of upper, lower and full-body movements. Air resistance translates into minimal shock load to joints and tissues that may occur with traditional plate stacked machines. IMPACT coaches utilize this advanced technology to improve three dimensional stability, strength and power. • Fit Light Trainers – A state-of-the-art reaction system consisting of eight RGB lights that act as targets for the athlete. The light pods can be adapted and configured to work on all aspects of performance including reaction time, speed, agility, and coordination. Performance in these skills can be measured and repeated to provide IMPACT coaches with immediate feedback. • Keiser Air Runners – A unique and innovative machine that is designed to train and measure lower-body power. The pneumatic resistance allows for smooth loading of the lower extremity while training for speed, strength and power. The Air Runner is also superb to enhance squatting, lunging, running and lower body biomechanics. • Power Plate – A whole-body vibration platform that has been clinically proven to promote muscle activation, power, strength and recovery. IMPACT coaches utilize this piece of equipment to appropriately load upper/ lower/full body exercises in sport specific positions. • Resistance training accessories – Variety includes olympic bumper plates, resistance bands, dumbells, chains, bosu balls, air ex pads, hex bars, and stability balls. • Speed, agility and power training equipment – Variety includes hurdles, bullet belts, jump ropes, plyo boxes, and agility ladders.
