Artscape is excited to announce the availability of a rental studio at Artscape Youngplace, located at 180 Shaw Street. Offered at market value, this studio is perfect for an artist, artist collective, design studio, arts programming space, rehearsal space, gallery, or as a classroom or administrative office for a non-profit arts or community organization. Artscape Youngplace is a community cultural hub located in Toronto’s West Queen West neighbourhood with 75,000 square feet of space devoted to artistic inspiration, learning, growth and expression. Artscape is launching this Call for Proposals to ensure that incoming tenants are committed to upholding this vision, and contributing to the unique community spirit of Artscape Youngplace. Artscape Youngplace offers units for ownership and rental, at below-market rates as well as a few at market rate, including the unit on offer. Part ideas laboratory, part creativity workshop, Artscape Youngplace is a community cultural hub located in Toronto’s West Queen West neighbourhood. The facility opened in 2013 after a major renovation and community consultation process. Artscape’s $17 million transformation of the building, a former school, was completed just before the centenary of its construction in 1914. Artscape Youngplace is named in recognition of a generous lead gift from The Michael Young Family Foundation. The artists and organizations inside the building represent a vibrant mix of art forms and cultural mandates and provide many programs and events to enjoy. The surrounding neighbourhood is one of the country’s most creative, and is a major centre for contemporary art in Canada. Artscape operates Artscape Youngplace and is responsible for ensuring it continues in the vision of the community.

This bright, large, third-floor corner unit is open concept making it suitable and customizable for a variety of uses. The market rate for this unit is $3,748.02 per month, which includes base rent, common element fees and estimated property taxes associated with the unit. Utilities are included, with the exception of electricity (hydro), which is billed directly to the unit. Tenant may be eligible for rebates on property taxes, including a rebate for charitable organizations. Tenants are welcome to complete leasehold improvements with prior written approval of Artscape. This unit is available for rent December 15, 2016. It is offered on a two year lease, expiring December 2018, with the opportunity to renew for an additional fiveyear period.

To be eligible to rent within Artscape Youngplace, applicants must be a) professional artist(s) or designer(s) or b) a not-for-profit arts or community organization A Selection Committee of peers will be assembled consisting of Artscape tenants, owners and board members who will determine the applicant’s eligibility status according to the following criteria: A. Professional artists’ eligibility is determined by a committee of artistic peers using criteria outlined in the Draft Canadian Artists Code. B. Not-for-profit organizations, applicants must be an incorporated not-forprofit organization The committee will also determine which applicants: • are best suited to Artscape Youngplace’s vision, will make the strongest contributions to their audience and the community • have the leadership and financial capacity to do what they propose.
