Under the terms of a five year agreement with Panoramic Interests, SFCM will lease the top five floors of the building to provide safe, elegant and affordable urban housing for up to 200 of its undergraduate and postgraduate students in a convenient location three blocks from the Conservatory’s facility at 50 Oak Street. Now under construction, the structure will be complete in late June 2015, in time for students to take occupancy in August before the fall semester begins on September 2. The Panoramic Residences consists of apartments with full kitchens, natural light and expansive views along with spaces for study, socializing and practice. The residence development is a project of Panoramic Interests, a respected developer of innovative infill projects as well as progressive, environmentally sustainable housing for students of the University of California, Berkeley. Conservatory students will share the residence with counterparts from the California College of the Arts (CCA), who will occupy the first five floors of the building, thereby fostering a stimulating educational and creative environment. Located at 1321 Mission Street, one block from Twitter’s headquarters, the complex is situated in the rapidly evolving Mid-Market corridor, between the Civic Center and South of Market (“SoMa”) neighborhoods and perfectly positioned near the City’s performing arts district, home to the San Francisco Symphony, Opera, Ballet and SFJAZZ Center.

The Panoramic "We are very excited about the spectacular housing opportunity that has been made available to us through The Panoramic development,” says President David H. Stull. “These luxury units provide the level of quality that is necessary for supporting artists at the highest level. Within a few minutes’ walk of the Conservatory, we could not ask for a better facility or partnership for meeting the needs of our community." Associate Dean for Student Life Jason Smith stresses that the Panoramic will build a greater sense of community for the student body. “Panoramic Residences is an important step in the development of the Conservatory's residential life program that will enhance the college experience for our students. Panoramic will allow Conservatory students to live together in beautiful, affordable, and safe housing in close proximity to the 50 Oak Street campus. An exciting benefit to this location is the Conservatory

sharing Panoramic with California College of the Arts, which will create a living-learning community of artists and wonderful opportunities for collaboration among the students.”

The Panoramic also commands attention for its special design, construction and safety features. The building is structurally engineered to withstand an earthquake of 8.0 magnitude on the Richter Scale and contains a 26,000 gallon fire safety water reservoir, making it perhaps one of the city’s safest highrise buildings to date. It is one of the first buildings in San Francisco to boast Mechanical Ventilation ERV & MRV 13 Filtration, an energy recovery ventilation system by which fresh outside air replaces and is warmed by outgoing indoor air. Known for its commitment to environmentally sustainable practices, Panoramic Interests is equipping the building with numerous “green features” including natural light and ventilation, LED lighting, low-flow plumbing fixtures and Energy Star appliances. The residence offers no residential parking (“car-free”) and has received a walk score of 97 by Walker’s Paradise. Student applications for fall 2015 enrollment are due December 1, 2014. About Panoramic Interests: Specialists in innovative, infill development since 1990, Panoramic Interests has completed 13 mixed-use, infill projects in and around downtown Berkeley, California — adding more than 500 new units of housing, and 100,000 square feet of commercial space. The Berkeleyan Apartments, a mixed-use project built in 1998, was the first new rental housing project by a private developer in downtown Berkeley since World War II. From 2004 – 2007, Panoramic was the largest private landlord of UC Berkeley students. It also provided more affordable housing in its seven mixed-use projects than the Berkeley Housing Authority. (In April 2007, it sold all its residential developments to the Equity Residential REIT, in the largest real estate transaction in Berkeley’s history.) Committed to embracing new ideas and technologies, Panoramic installed the first independently accessed, stacked, parking lifts in a commercial development in the U.S. (1995). It was also the first developer to incorporate on-premises City CarShare in its buildings (2001). All of its rental projects had rooftop gardens, energy-efficient designs, and ground floor retail space reserved for local businesses. Panoramic has spent the last four years developing a design for stylish and efficient housing called CITYSPACES®, using SMARTSPACE® Design and Development. Its research included construction of a full-scale working prototype and construction of a four story pre-fab micro-apartment project at 38 Harriet Street, San Francisco. These units are Affordable by Design™. The firm is currently building a car-free, high rise, apartment building called The Panoramic, at 1321 Mission Street in San Francisco, one block from Twitter’s headquarters.
