Foreword I am delighted to invite you to read and discover more about the Sheffield City Region programme at MIPIM 2016. The Sheffield City Region is a key area in the UK for any investor. It can help you grow your business effectively with quality sites and connectivity, highly-trained and educated staff, and a package of incentives tailored to suit your needs. Sheffield City Region is at the heart of the country and at the heart of the Northern Powerhouse, with a commitment to devolved government. This will give it far greater control over its own future and in making decisions on vital areas, such as transport and skills, quickly and efficiently. By transferring powers and funding from the Government, devolution will give local leaders, who understand what is needed to grow our economy, the ability to maximise business growth. When I was invited to become Chair of the Sheffield City Region, I realised that this was a chance to really make a difference to an area which has played a huge part in my life. I hope that my skills and experience transforming a Yorkshire law firm can assist this region in helping you with the ambitions you have for your business. The region has an economy of £30 billion and is host to 52,000 businesses. That includes almost 700 foreign-owned companies already bringing in inward investment. This is a region that wants to do business with the world. I, together with the other leaders in the North, am working to build a better connected Northern Powerhouse which can take on the world. Innovation: New Assets and Surprising Opportunities

Innovation is at the forefront of the region’s economic growth. It builds on the world-class research that takes place in Sheffield and the City Region, and it is driving commercial activity which is fuelling demand for land and property.

Under our Advanced Manufacturing banner, we have many sites spread across the region which provide multiple investment opportunities. At Sheffield Business Park, the £43 million Factory 2050 is almost complete. Here, cutting edge manufacturing and assembly technologies, advanced robotics,

The UK’s first National College for High Speed Rail will be built in Doncaster, where our future engineers will be trained, ensuring we can construct the country’s much needed infrastructure using home grown talent.

At the heart of the Olympic Legacy Park (OLP) is the multi-million pound Advanced Wellbeing Research Centre (AWRC). It will provide state-of-the-art, fully instrumented laboratories and a team of 50 researchers for collaborative projects. The AWRC will provide facilities to enable businesses to invest in collaborative research and take products from concept to market. Through the AWRC’s close links with the National Centre of Sports and Exercise Medicine, researchers will have the unique opportunity to work with the population of

Sheffield and use local communities to explore and test the potential of new innovations and products developed at the OLP. Around 1,500 people will work, learn and improve their fitness at the multimillion pound 35 acre site, with world-class sports, education, health and leisure facilities. In addition, the fast city centre growth of our digital and business sectors, based on new collaborations such as our Smart City programme, completes a suite of opportunities across a range of locations, types and scales.

Urban Renaissance: Affordable Opportunities to Generate Yield and Drive Rents

Improving the quality and design of urban neighbourhoods plays a critical role in making our major city and towns attractive places to live, work and spend leisure time. Much has been written about the investment push into the regions as a result of downward pressure on yields in London. The Sheffield City Region is supremely well placed to capitalise on this, offering new investment opportunities across the retail, leisure, commercial and residential sectors. As a group of local authorities, we are using new and innovative approaches to unlock opportunities and overcome risk.

Doncaster is already leading the way by working with private sector partners to deliver transformational change. The landmark £300 million Civic and Cultural Quarter, a partnership between Doncaster Metropolitan Borough Council and Muse Developments, is revitalising 22 acres in Doncaster town centre with new leisure and civic buildings and town centre homes. The first phase, completed in 2013, delivered new civic offices, a state of the art performance venue – Cast – and a new public square. Phase 2 will include a six screen cinema and 17,000 sq. ft. of high quality family restaurants.

In my own thriving market town of Barnsley, we are at a pivotal stage in our town centre redevelopment scheme. We are delivering an ambitious scheme that complements a thriving independent retail offer, a growing museum and cultural offer alongside an exciting events programme. The £100 million scheme will deliver 377,000 sq. ft. of space for new retail and leisure facilities alongside new civic space including a new high quality public square, a state of the art library and a complete refurbishment of the highly acclaimed Barnsley market. This scheme will transform our town centre and is an excellent investment opportunity to match the

£50 million commitment from the Council. Enabling infrastructure works are underway, an outline planning consent has been secured and we will shortly be announcing our development management partner and main works contractor.

The design merges with Sheffield’s award winning public realm and world-renowned cultural assets – including The Crucible and The Lyceum theatres – and unites key retail areas in the city centre from The Moor through to Fargate.

Finally, Sheffield city centre is key to our urban regeneration drive, as a strong city centre drives a strong City Region. The flagship project here is the £480 million Sheffield Retail Quarter which will comprise approximately 900,000 sq. ft. of mixed use accommodation. The scheme is predominantly focussed on retail and leisure but also includes over 200,000 sq. ft. of residential and office space.

Setting these major opportunities against the backdrop of leading architectural projects such as the redevelopment of the iconic Park Hill in Sheffield to provide unique city centre homes, and Chesterfield Waterside which will deliver a new destination to complement the existing town centre offering, you can see that the urban renaissance in the Sheffield City Region is well underway.
