Introduction The statistical information contained in this report is derived from applications for registration received by Registers of Scotland (RoS). Registrations normally take place within a few weeks from the date of the completion of the sale. The base data is comprehensive, capturing all changes of ownership, including cash sales. This base data is then subject to quality assurance to ensure that only appropriate data is included in the statistics. Statisticians in the Scottish Government have provided advice in the preparation of the data and the processes to be followed in producing the statistics. Previously quoted quarterly and annual figures are subject to minor change due to ongoing data revisions related to more up-to-date information becoming available. Individual Statistical Reports will not be updated but the RoS Quarterly Statistics Time Series will be revised each quarter to ensure that time series data uses the most up-to-date data, including taking account of any revisions. The data will only be revised up until one year after the first publication. Time Series data can be accessed via the following webpage: https://www.ros.gov.uk/property-data/property-statistics/quarterlyhouse-price-statistics

House Type Information The data contained in this report gives a breakdown of four house types; namely Detached, Semi-detached, terraced and flatted. Each quarter a relatively small number of sales cannot be allocated to a specific house type. These are sales which, for various reasons, could not be accurately located within a Local Authority area and could therefore not be given a house type. This portion of sales have been assigned by us to one of the four house types by calculating the previous 12 month sales for each house type for each local authority. These proportions are then used to allocate the sales. The associated sale value is not allocated along with the sale and this results in a difference between the actual Market Value and the calculated value from this methodology.

Further Information and Guidance Notes For more details about how the statistics in this report are compiled please read our Guidance Notes. These are available at the following web address: https://www.ros.gov.uk/__data/assets/pdf_file/0020/3935/StatisticsGuidanceNotes.pdf

Unallocated & Unassigned sales Unallocated sales are those which could not be accurately located within a Local Authority area and as a result could not be allocated to a house type. Unassigned Market Value arises from the methodology used by RoS to assign house types. A proportion of sales cannot initially be allocated using RoS preferred methodology and are assigned to one of the four house types by calculating the previous 12 month sales for each house type for each local authority and using these proportions to allocate these sales. The associated sale value is not allocated along with the sale and this results in a difference between the actual Market Value and the calculated value from this methodology. Please note that our methodology for the Unassigned Market Value for Apr-Jun 2015 and Apr-Jun 2014 produced a negative value. Since this value is not feasible, we are presenting the unassigned value for both of these quarters on this occasion as £0.
