Vallejo Area Remains Nation's Hottest Real Estate Market The most recent monthly report by Apartment List, which tracks rent growth, median prices, and market trends, finds Vallejo's rents rising faster than many other areas. While rents in Vallejo have declined .2 percent over the past month, they have increased significantly by 5.1 percent compared to a year ago. Median rents in Vallejo are $1,090 for a one-bedroom unit and $1,380 for a twobedroom. Vallejo's year-over-year rent growth leads the state and national average. As renters get priced out of San Francisco, Oakland, and Berkeley they are moving to cities that are a little further away and less expensive. Vallejo has retained first place in the realtor.com "hotness" rankings for the last four months, benefiting from spillover demand from the Bay Area and other adjacent markets, where the lack of affordable homes for sale continues to push buyers into outlying areas. In May, the median list price in Vallejo reached $440,000, less than half the price of an equivalent home in San Francisco. This continues to drive interest from priced-out buyers, particularly those looking for starter homes, making Vallejo a very attractive option financially. As is the case with most California markets, homes in Vallejo are in short supply, and when they do go on the market, they get a record number of eyes, with half of homes selling in under 30 days. The VHA also offers the Family Self-Sufficiency Program designed to facilitate skills developments and to promote self-sufficiency, and the Homeownership Voucher Program aimed at providing voucher assistance to eligible families that purchase a home. The Vallejo Housing Authority serves over 2,000 HCV participants and infuses an average of $20 million annually into the local economy as a result of housing assistance payments that cover fair market rental income to over 900 private landlords. Since June 2016, the VHA's Tenant-Based Rental Assistance Program (TBRA) has served 18 very low-income individuals and families who were homeless or at imminent risk of homelessness by providing monthly rental subsidies and security deposits, and anticipates to assist more families in the coming months. The VHA continuously partners with homeless advocacy organizations in Vallejo to support housing stability. Last year, the Housing Authority renewed implementation of the Crime-Free Multi-Housing Program, a crime prevention program to help tenants, property owners, and managers keep illegal activities off their rental properties. The VHA plans to continue its service to the community and public education through outreach and workshops. For more information, click here.
