Who are the Green Home Builders? The Green Home Builders of the Triangle (GHBT) is a joint program of the HBA of Durham, Orange, and Chatham Counties and the HBA of Raleigh-Wake County. All homes in this event are being certified green through a pre-approved third party verified program. Tour entries range from luxury custom homes that feature top green technologies to entry-level homes constructed by volume builders who promote better health and energy efficiency. Every builder with a tour entry is a member of the GHBT. GHBT endorses a certification program that is based on the National Green Building Standard (NGBS), which allows for four levels of certification: bronze, silver, gold, and emerald. An accredited NGBS Green Verifier conducts an independent, third-party inspection of each project seeking certification. The NGBS Green certification program has certified over 74,000 units throughout the country from its inception in September 2010. In the Triangle area alone, we have had over 1733 single-family homes certified to the NGBS since 2010 and 850 homes certified through the GHBT certification program from 2006–2010. Whew! Glad we got that out of the way! Welcome to our Green Home Tour, we are glad you are here!

It might seem in your face to call everything else substandard housing, but as a home builder for more than 20 years, I believe it is true. I’ve built many homes over the years, and I specialize in homes for people who have various levels of sensitivity to air quality. The fact that these folks cannot just go out and buy a home without worrying that it will make them sick is an unfortunate reality in our industry. But even more disturbing to me is the fact that most people looking for a home have no idea that our building code does not guarantee our health or comfort, and barely scratches the surface in terms of energy efficiency. So what do you do? Well, 11 years ago, a group of your concerned local builders decided to create a system to address the things that code did not… and our Green Building Certification Program was born. Did you know green building is not just a product, but a whole system? A point-based system that goes above code to evaluate and incorporate critical health, comfort, energy and water efficiency measures into your home. It’s literally a checklist, and to get the National Green Building Standards (NGBS) Program Certification, the items on the checklist are inspected throughout construction by an independent third party. There is no mystery as to why these homes are better, only a lack of awareness in the home-buying public that these features are not standard in every home. Our Green Home Tour is truly for you, to help you find a better place to call home. So get out there and meet the builders that are building the homes you really want. On the tour, you will see homes in every category – custom designed homes to starter homes that you could buy and move into today. In NC, over 2000 homes have been certified to the NGBS program, 420 of them in the last year, and 413 currently in progress. We are everywhere. So Michele, you say, if all of this is true, why don’t all builders build this way? Because they think you do not want it. It is the number one response we receive from builders and realtors – our customers are not asking for it. Health, comfort, and efficiency should not be options you have to request, they should be expectations you have every time you walk into a sales or design center. Demand it, because you deserve it. Maybe you’ll even get lucky and fi nd it this year on our 11th Green Home Tour.

INDEPENDENT THIRD-PARTY VERIFICATION— a person or

HOME ENERGY RATING SERVICE (HERS)—  the industry standard by which a home energy’s efficiency is measured, and is used for inspecting and calculating a home’s energy performance. The lower score the more energy efficient the home.

SITE DESIGN, PREPARATION, DEVELOPMENT— the building site is designed to minimize environmental impacts and to protect, restore and enhance the natural features and environmental quality of the site. Includes hardscapes, landscapes, proximity to the community, transportation options.

WATER EFFICIENCY— items that reduce indoor and outdoor water usage. Typical items are water saving appliances, faucets, fixtures, irrigation systems and reclaimed water usage. ENERGY EFFICIENCY—  items that reduce energy usage. Typical items are efficient lighting fixtures and bulbs, HVAC thermostats, duct sealing, insulation, energy efficient windows, energy efficient HVAC equipment, energy saving appliances. INDOOR ENVIRONMENTAL QUALITY— proper equipment placement and ventilation plus controlling sources of pollutants. Items are low-VOC or no-VOC (Volatile Organic Compound) paints, solvents, adhesives, flooring, non-formaldehyde materials.

MATERIALS AND RESOURCES— minimize the environmental impact of building materials and waste. Re-use or salvage materials for other uses, renewable materials, recycled content materials and recycle construction waste.

HOMEOWNER OPERATION, MAINTENANCE EDUCATION —  information on the home’s use, maintenance and green components is provided to the homeowner. The Future of Green Building BY MICHELLE DESIDERIO AND RANDALL LANOU

S

hortly after last year’s USGBC GreenBuild conference, an online publication queried building professionals as to their thoughts and expectations of the future of green building. Overwhelmingly, it seemed the green building experts interviewed believed that eventually there would be no distinction between green, high-performance building and standard construction, simply because conventional construction would be so much more efficient than current industry standards. Similarly, we often hear builders opine that because energy codes have become so much more stringent, there soon will be no need for above-code green certification programs. In both cases, we couldn’t disagree more. There will always be a place for innovative, high-performance buildings that exceed prevailing construction practices and technologies. And that’s very good for homeowners, for our environment, and for the industry. Every year, the performance gap between existing housing and new homes grows wider. There will always be room to improve the performance of existing homes. Even a 2016 code standard home significantly exceeds the performance standards of a home built just 10 years ago and there is no comparison to the cool 1950’s ranch that you just fell in love with! Certified remodels are an easy target and are a completely under-utilized path. As the existing housing stock performance gap widens, the performance benchmark for all new buildings will continue to increase progressively as a result of more stringent building and energy codes. But codes are a minimum standard applied at a very broad scale, and in general, lag industry innovation. So, while all new buildings and building renovations should meet some minimum level of performance, many will not reach the highest performance technically possible at the time of construction. This is the realm of the green, certified, high performance buildings and renovations stretching to exceed current codes and standards, using innovative, state-of-the-art products, current technologies, building science based best practices, and pioneering construction methods. There will always be homeowners (or future homeowners) that look for a home or remodel that stands out from the pack: a healthier home, a home that does not waste energy but is still incredibly comfortable, a home that sips water but still offers a luxurious shower and bath, a home that uses resources wisely. And, there will always be designers and builders that figure out to create this exceptional home or remodel that stands out from the pack.

Will Every House Stand Out From The Pack? By defi nition, no. But the houses that do stand out lead and move the pack. This happens in every industry. Innovators and early adopters push the envelope and, slowly but surely, the whole field moves forward as clients demand higher performance homes, best practices are established, and better products become available. People (of a certain age) remember when cars and trucks did not have airbags, shoulder belts, or ABS. Cruise control and power windows and locks indicated a “loaded” vehicle. Now, these are standard features. The expensive luxury cars that are pushing the envelope do things like sense the car in front and automatically adjust the cruise control speed or automatically brake when they sense an object in their path.

Does it make sense to have the equivalent of smart cruise control in workforce housing in 2016? No. It is expensive and not yet widely available. Does it make sense to push the comfort, health, efficiency, and building science envelope in housing beyond the current standard? Of course!

High-Performance Houses Some homeowners are simply looking for the best of the best: in fi nishes, in quality of construction, and in performance. Some builders are simply competitive, high achievers. Either for personal reasons or for corporate reputation they want to build the highest performance buildings possible. These builders know they can design and construct a better built home or remodel, showcasing the next generation of building products and construction techniques. Builders understand there’s a market benefit to building green, sustainable buildings, based on a number of credible studies demonstrating how green certified buildings fi nancially outperform non-certified buildings in several aspects. These builders tout their homes’ green benefits to consumers because they understand that consumers want to live in a home with a healthier indoor environment; that costs less time and money to operate; and can be part of a more sustainable lifestyle. For these builders, independent, third-party green certification programs — like the NGBS Green Certified program — can help them credibly market their building’s performance achievements. Such programs can also ensure they don’t run afoul of the FTC’s green marketing guidelines, as discussed in Got Third-Party Certification? Last, builders want to design and construct above-code buildings to master new building techniques and technologies in order to be a step ahead should these higher levels of performance become standard. These builders can figure out the best, most cost-effective way for their companies to meet higher performance standards before they are mandated, without the risk of non-compliance if their new strategies do not produce the desired efficiencies.

The Industry Need For Credible Green Programs Has Never Been Greater As designers, builders, and green building advocates, we have a responsibility to imagine, encourage, nurture, incubate, refi ne, test and spec new building practices. Simultaneously, we need to be confident building science and innovation can keep pace with the vision for a sustainable future. We near a time when zero energy homes seem not only an achievable stretch goal, but a probable code requirement — and builders nationwide are expected to be change agents within an industry slow to change. Antoine de Saint-Exupery reminds us, “As for the future, your task is not to foresee it, but to enable it.” Voluntary green building programs like NGBS Green Certified help enable a high-performance future. How Far Do   You Want to Go? From Passive House to Net Zero BY KEVIN MURPHY

There are thousands of existing homes on the market at any given time, but some folks want something specific that they cannot find when looking at existing stock. They might be looking for a particular aesthetic, layout, level of performance or combination of the three that is literally not available. That leads them down the exciting path of building a custom home. When building a custom home, you are presented with many choices. Along with colors, cabinets and countertops, decisions need to be made about efficiency. Will you build “to code” — the minimum permitted by law? Will you build to the most stringent energy efficiency standard, Passive House? Or will you find somewhere in between? Just like with light fixtures and tile, budgetary concerns impact just how efficient people want to their house to be. The difference is that fancy finishes can’t save you money, but a well-insulated, super-air-tight envelope can! Over the course of my career, I have built three certified Passive Houses, and multiple Passive House qualifying homes. The Passive House standard has rigorous parameters for air leakage and energy usage. It requires an attention to detail that most contractors and subs are not accustomed to. Make it air tight (.6 ACH @ 50 pascals for you numbers folks) which is more than ten times tighter than the minimum code requirement. It takes a village to raise a kid and to make a house this tight. Every sub needs to care and be on board. If you have a plumber or electrician that doesn’t seal their penetrations if no one is looking over their shoulder, then you have a problem. The air leakage should be tested throughout the process of construction so that leaks can be addressed before the house is done. Eliminate thermal bridges to the extent possible, while not compromising structural integrity. This is one that requires the architect to be on-board. Some architectural features, like a beam that goes from the inside to the outside, are inherently problematic as far as thermal bridging goes, even if they look cool. In some cases you need to balance performance and aesthetics and accept that it is not as efficient as it could be, but it looks great. No one wants to live in a rectangular box with no windows just because that would be the most efficient design! » CONTINUED

Insulate heavily — insulation is comparatively cheap and gives you a monetary return as well as improved comfort. There are many options out there with significant differences in performance, environmental impact and cost. This is an area where it pays to do your homework. I tend to use a variety of different insulations in a house, balancing performance and cost. Some of your options include: blown cellulose, blown or batt fiberglass, open and closed cell spray foam, rock wool, EPS, XPS, and Polyiso. Talk to your builder and architect about what they intend to use and why and make sure that you are comfortable with the choices being made. Invest is some high-quality windows and doors. Some argue that high-performance windows and doors are too costly to justify, but like insulation, they give you a return on your investment, and they are clearly better made, more airtight and more secure than cheaper alternatives. If you are simply looking for return on investment, the energy savings of going to triple pane vs. double pane will not pay for the difference in cost, but they do provide added comfort for the occupants of the house. Incorporate passive solar principles wherever and whenever possible. Orient the house properly, and provide adequate glazing, overhangs and thermal mass. Orientation can be tricky in neighborhoods where you need to square up to the street, so if you are looking for a lot, keep that in mind. Ideally you have the long axis of the house running due east-west. Thermal mass will help mitigate big swings in temperature as it absorbs energy during the day and releases it at night. Ventilate. If you make a house super tight, you need to bring in fresh air. In our climate, this is achieved by using an Energy Recovery Ventilator (ERV), or Conditioning Energy Recovery Ventilator (CERV). In a traditional home, your “fresh” air comes from leaks from penetrations for mechanical connections, often

from the camel cricket feces and mold laden crawlspace air, and from leaks around windows and doors. There is no control over this air. With an ERV or CERV, you know where you are bringing the air in so you can filter, exchange the heat of the outgoing stale indoor air with the incoming fresh air, and in the case of the CERV, pre-cool and dehumidify during summer. Air tightness with controlled, filtered ventilation is more efficient, but more importantly, provides healthier indoor air quality for you and your family. If you do these six things, you are well on your way to what I covet: the net zero home. It makes the most economic and environmental sense to bring down your energy consumption fi rst by the aforementioned good building practices, and then put a comparatively small solar array on your roof or in your yard to eliminate your electric bill.

Many people spend around $200/month in utility bills in their code-built homes. If you apply $200/month toward a 30-year mortgage, that buys you roughly $40,000 more house. If you convert that $40,000 into more insulation, a tighter envelope, better windows and a PV array, you can achieve net zero for no additional monthly expense! Think about it. Would you rather spend $1,800 per month on a mortgage and give $200 per month to the utility company every month for the life of the home, or would you rather spend $2,000 toward your mortgage, but have it all be toward equity on your home and none to the power company? Sunset of the North Carolina Solar Tax Credit: the good news and the bad news BY KATHY MILLER

The good news is the federal income tax credit for renewable energy was extended in a last minute, almost unexpected, horse trade. The federal ITC provides a 30% tax incentive on all solar projects. In December 2015, Congress extended the credit out to 2019 with a step-down through 2022, and a project completion deadline of 2023 for some projects. The less than good news, is that despite efforts of multiple groups and voters, the North Carolina General Assembly let the North Carolina state income tax credit for solar expire December 31, 2015. Solar companies that considered themselves competitors came together to petition Duke Energy CEO Lynn Good to urge extension of the tax incentive. Duke Energy itself used 164 million, half of the total tax credit, for its own solar projects. The companies held press conferences, met with representatives, formed task groups, mobilized customer bases to contact legislators, worked with the NC Sustainable Energy Association, hoping public pressure would win the day for solar. NC Clean Energy Business Alliance held fund raisers for legislators who were open to the benefits of the tax credit and invited them to talk to solar companies. With almost 90% of voters in North Carolina, both Democrats and Republicans, in favor of renewable energy, it seemed possible the state tax credit would be extended, and solar companies were cautiously optimistic. The companies saw it as an economic issue, as a boon to North Carolina jobs, 3159 of which were added in 2015, as the return to the economy of $1.54 for every dollar taken in tax credits, as the importance of $7 billion dollars in revenue.

Two Solar Economies There are really two solar economies in North Carolina. There is the utility scale solar model, which generates lots of part-time jobs, and revenue for the counties and farms that realize an increase in the property taxes compared to vacant or farm land. Utility scale solar benefits investors and has been a jackpot to those investors utilizing the tax incentives. The utility scale solar developers have made an important contribution to the economy of North Carolina by attracting money from outside the state. But for the other solar economy, the one made up of homeowners who could finally afford to put 6 kilowatts of solar on their roof, to use the energy they generated, and accumulate excess credit for when they were not using their own energy, it was a boon. And to the small business owner, who could offset some of the taxes they owed with 20 to 100 kilowatts of solar that lowered their operating costs, and could have some assurance that their energy cost was fixed for the foreseeable future, it was an important benefit that might not have been feasible without the tax credit. Sometimes we, some of us, lose sight of the fact that those among us who have the least need solar the most. Solar that would alleviate high energy bills for lower socioeconomic groups, and that would protect them from rising electricity cost, is still out of reach for those who struggle to make a mortgage or car payment, who don’t have a high credit score, or who live in affordable housing. There are non-profits like NC WARN of Durham, N.C. and NextClimate of Carrboro, N.C. that have taken it as a mission to make solar accessible and affordable.

Solarize These non-profits have sponsored multiple Solarize programs, which use the volunteer base to do the outreach and mobilize the community for a grass roots solar initiative. Yes Solar Solutions was privileged to be chosen as an installer for seven of the Solarize programs. The model originated with a Department of Energy Sun Shot grant in 2009 in Portland OR, in which the city sponsored the program. The money the solar installer saves on marketing and customer acquisition results in savings to the participants. Further savings are realized with tiered pricing, in which the price goes down as more people sign up. The non-profits take a small percentage of each contract for administrative costs, which enable them to further their missions. In the case of NC WARN, the mission is to donate solar to other non-profits, churches and other lower income recipients. NextClimate helped fund a pole mounted solar array at a local middle school. The results are a win for the customer, a win for the solar installers and a win for the non-profit. The state tax credit made Solarize successful and resulted in half a megawatt of solar installed on rooftops.

Where Do We Go From Here? The extension of the federal tax credit has offered some certainty to solar installation companies for planning our businesses. And state tax credits are subject, as we have seen, to the vagaries of politics. An election year may change the climate toward solar, and it wouldn’t be too surprising to see another tax credit passed in the future. But solar companies are either considering or already planning to expand or move jobs and resources from North Carolina to other states that have solar-friendly policies, like Georgia and South Carolina. Ironically, South Carolina, in an effort to duplicate the economic success of solar in North Carolina, passed a 25% state tax credit. In combination with utility rebates, the solar business in South Carolina is healthy and growing rapidly. Solar isn’t going away, in North Carolina, or anywhere!
